New home sale agreements – instructions and tips

The new home sale agreements well known in the real estate sector (formerly KH housing transaction forms) are now available as convenient licence packages and can be used electronically in the Contract Documents service. The service makes completing a sale agreement easy and secure. With the new home sale agreements, you can ensure that all matters required in the sale of residential and commercial premises are included in the sale agreement and that the transaction is carried out in accordance with the law. Registering for the service

Using the Contract forms service requires you to register as a user. Registration is free and can easily be completed either on the rakennustieto.fi website or directly at sopimusasiakirjat.rakennustieto.fi. Select “Register” in the top right-hand corner of the page and follow the instructions.

 

Logging in to the service

You can log in to the service using the Rakennustieto username and password created during registration, or with the credentials provided through your organisation. More information about usernames can be found in the separate article Logging in to Rakennustieto services.
 
You can log in either via the rakennustieto.fi website or directly at sopimusasiakirjat.rakennustieto.fi.
 
When you log in via the rakennustieto.fi website, you will first be directed to My home page, which serves as the internal navigation page for all Rakennustieto online services. Read more in the separate article My home page – navigation to services.

 

Selecting a sale agreement

New home sale agreements can be found in the Contract forms service: 

  • Via the search on the home page


     

  • Contract forms menu > Contract templates > Housing transaction agreements

 

Select a sale agreement and proceed to Complete document.

 

Under Related contract forms, you can see all other documents related to the contract document in question, such as different language versions of the document. 

 

Entering and checking information

Enter all the required information in the document fields before purchasing. Remember to check the accuracy of the information carefully – after purchasing, the information can no longer be edited with the same payment. Once you have entered and checked the information, you can proceed to purchase or download the document.
 
With licence use, you can return to and correct a document template that has already been finalised as many times as necessary.

Editing and saving information

You do not need to enter the information in the document template all at once; you can save the template in the service and continue completing it later. The service saves the information automatically, but it is still recommended that you confirm the save by clicking the Save button.

 

Purchasing and downloading the document

Once you have made sure that all the required information has been entered correctly, you can purchase and download the document. You can purchase the document by clicking the Buy button and following the purchase process. After the payment transaction, you will be directed to a view from which you can download the form. The form will be downloaded to your computer as a PDF file.

If you have a licence for new home sale agreements, the view will show a Download button, which you can use to download the document directly.


 

Document payment methods and redemption options

  1. Purchasing an individual document: payment can be made with a credit card or through online banking.
  2. Purchasing with prepaid balance: you can use your prepaid balance to pay for the document.
  3. Licence use: if you have a licence, individual documents do not need to be paid for separately. With a licence, you can return to and correct a document template that has already been finalised as many times as necessary.

     

Where can documents be found after saving or purchasing?

Documents are saved by default in your personal folder, which you can find under the menu My selection > Folders. You can save documents either in your personal folder or in your organisation’s shared folder.
 
You can create subfolders in both personal folders and the company’s shared folders, making it easier to use and organise documents. Please note that company folders are managed either through licence management or by the administrator of the Contract forms service.

Tips for a smooth process

Make use of the comment request feature

If you would like to request a comment on a sale agreement, you can do so conveniently directly from the service. A logged-in user can send a document to another person by email for comment. The recipient receives a link through which they can view the document. The entire document can be sent for comment using the Comment button in the top right-hand corner of the completion view. If a comment is only needed for a specific section, there is also a separate comment function at the end of each completion row, which can be used to invite someone to comment on that section. The mouse must be placed over the completion row for the function to become visible.

Can the sale agreement be signed electronically?

The Contract Documents service does not have a built-in electronic signature feature. However, once the sale agreement has been downloaded in PDF format, it can be transferred to an external electronic signature service for signing.

What licence packages are available for sale agreements?

  1. All new home sale agreements – multilingual (13 documents)
    Includes 13 sale agreements, including different language versions (Finnish, English and Swedish)  
  2. New home sale agreements – in Finnish (3 documents) 
    Includes all Finnish-language sale agreements related to the sale of a new home (3 in total)  
  3. Parking spaces and commercial premises – in Finnish (2 documents)
    Package: 2 sale agreements in Finnish (e.g. parking space, garage, commercial premises)  
  4. All sale agreements in English (4 documents)
    Includes all sale agreements in English related to the sale of a new home  
  5. All sale agreements in Swedish (4 documents)
    Includes all Swedish-language versions of the new home sale agreements
